House Plan Description
The Biltmore Trace house plan beautifully blends modern amenities with Mediterranean architectural design tradition. Curved bay windows on either side of the recessed entry provide scenic views from inside the home, as well as an impressive view from the street.
A raised entryway with double doors leads into a foyer area where a glass wall looks through to a fountain and atrium. Bowed glass and a volume ceiling lend an air of spaciousness to the formal dining room that comfortably accommodates up to six guests. Curved bay windows at the dining room and study give the front of the Biltmore Trace stucco home a pleasant curb appeal.
A formal living and dining room are off the main gallery hallway. The kitchen, nook, and leisure room make family living and entertaining an enjoyable task. The special exterior, atrium garden, leisure room area, and master suite make this Biltmore Trace home plan look and feel like a custom designed residence. Resplendent relaxation is just an armchair away in this grand leisure room, designed to extend out into the lanai via zero-corner sliding glass doors. A wall of built-ins provides plenty of real estate for the latest in multi-media equipment. The kitchen, featuring a walk-in pantry, writing desk, generous cabinet storage, double sinks and casual counter seating is as functional as it is charming. Scenic panoramas are provided by three vertical expanses of glass stretching nearly the full height, accented by the distinctive tray ceiling in the master bedroom.
With its view of a private garden, walk-in glass shower and sunken tub, the master bath serves as a restful retreat. Your guests deserve the very best, which is why the guest suite suite of the Biltmore Trace plan features its own private patio. The lanai offers not only shelter, but also ample outdoor entertainment opportunities. Sliding glass doors in both the living and leisure rooms beautifully erase the boundaries between interior and exterior. Custom-designed for outdoor comfort, the glorious covered lanai is bordered by six grand columns. Nestled between the living room and master suite is an atrium, home to a decorative fountain. The Biltmore Trace is a beautiful Mediterranean house plan. It has 3244 sq. ft. of living area with three bedrooms and three and 1/2 bathrooms. It comes with a slab foundation.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
