House Plan Description
The Monticello is a joyful combination of indoor and outdoor living relationships. They are found in this elegant, British-Colonial home. An abundance of windows to the front of the Monticello plan allows bright sunlight to flood the formal spaces. Away from the public realm, the nook, leisure room and kitchen covert to create a spacious informal living area. Retreating glass and French doors make the full-length lanai accessible from almost every room to the rear of the home.
Sunlight and moonlight filter into the foyer through glass walls. They frame the entry doors and showcase the lush landscaping surrounding the entry. This is the first hint at the importance of bringing the outside into this Monticello home plan. Straight ahead of the foyer in the Monticello home plan, the corner of the living room is mere steps from the pool. A boundary is erased with the opening of zero-corner sliding glass doors. An elegant stepped ceiling, accented by moldings, lends a finishing touch to the living room. Columns offer decorative support to an archway that defines the space between the formal living room and dining room.
The graceful scrollwork of a pair of custom-made iron gates of the wine grotto provides an eye-pleasing contrast to the cool colors and smooth textures of the gallery. This leads to the kitchen, leisure room and guest rooms. The open arrangement of the kitchen, leisure room and nook provides a continuum of space that is roomy, yet comfortable. The leisure room of the Monticello plan boasts an appealing corner fireplace, built-in entertainment center, pyramid ceiling and zero-corner doors. They open onto a special place off the lanai, an outdoor kitchen with bar seating.
The master suite of the Monticello plan encompasses a sitting area with a bay window. Two walk-in closets and a large bathroom with garden tub overlooking a private garden spot add to the ambiance. This is a soulful sojourn for lucky homeowners.
A butler's pantry is cleverly accessible to both dining room and kitchen. There is also a grotto wet bar with wine cellar. A groin-vaulted ceiling and wrought-iron gates create a quaint setting for storing favorite vintages. This house plan has 4255 square feet of living area, three bedrooms, and three and 1/2 bathrooms. It is available with a slab/stem wall foundation.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
