House Plan Description
The Rosemary Bay is a beautiful, luxurious house plan. Nothing speaks charm and invitation like a front porch. The foyer opens up to the living room. Oversized bayed windows welcome in outdoor views and light. The well-thought-out floor plan allots one entire side of the home to a sizeable master retreat. It dedicates the other side to a flexible leisure room, kitchen, and breakfast nook common area.
Designed with friends and family in mind, the leisure room of the Rosemary Bay plan is a comfy gathering place. The open concept to the kitchen and breakfast nook is perfect for parties with guests and family. The kitchen is a gourmet chef's, busy family's, delight. It has a double island and an abundant workplace for multiple cooks. There is a large walk in pantry for additional storage. A wet bar is a great way to fix a drink without entering the kitchen. The retreating glass walls open up the leisure room to the rear lanai and pool area.
There is a private cabana suite with bath just to the upper right side of the plan that is perfect for overnight guests. An oversized lanai wraps the back of the Rosemary Bay home, where every room has access and views. There are French doors, oversized windows and disappearing glass walls entering the home. The central rooms provide open connections to other living areas of the home. This creates many natural gathering spots, offering limitless potential for memorable events large and small. There is another guest suite with full bath just below the kitchen area for family or guests.
The entire left wing of the Rosemary Bay plan contains the master suite. There is a sitting area in the master bedroom and French doors leading out to the rear lanai. There are his and hers walk in closets for ample storage. The master bath has a luxurious Whirlpool soaking tub in the center of the room. His and hers vanities and sinks are on opposite sides of the room. The large walk in shower has entries from either side of the room. The Rosemary Bay plan has 3555 square feet of living area, three bedrooms and three and 1/2 bathrooms.
It has a slab/stem wall foundation. Are you interested in having a custom home plan designed just for you? Then please visit Sater Group, Inc. and learn how we can design something just for you.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
