House Plan Description
The classic facade of the Tre Mori house plan is graced with low-pitched, projecting gables. Palladian-style windows and a triple-arch entry are decorated with wrought iron. Past the groin-vaulted entry, an enchanting courtyard greets visitors in this Spanish-inspired villa. Columns and arches surround the courtyard of Tre Mori on all sides.
Beyond the foyer of the Tre Mori, the kitchen flows into the nook and leisure room, extending onto the loggia through retreating glass walls. The kitchen has a large center island with a prep sink and in the corner is a spacious walk in pantry. The nook overlooks the loggia, portico and courtyard.
The formal dining room is accessed through arches leading from the kitchen. Adjacent to the kitchen is the open concept of the leisure room with one entire wall of built ins and an entertainment center. This is the perfect set-up for parties and family get togethers. Down the hall beyond the utility room is a guest suite with full bath. To the right is a powder bath and exits to the outdoor kitchen and grille. A secluded guest cabana-style retreat is located the right of the entry on the main level.
The Tre Mori master retreat is located to the rear of the first floor. There is a sitting area that is the perfect spot to curl up with a good book. A private patio exits from the master bedroom. An arch walk through hallway leads to the his and hers walk in closets and on to the master bathroom. Separate water closets and vanities with sinks provide privacy for the owners. There is a Whirlpool soaking tub with windows above and a separate walk in shower to round out the master retreat.
Another guest suite with bath is on the other side of the first floor. Upstairs, there is a private guest suite with full bath and opens to a private guest balcony. A separate loft area can be used for a computer desk and sitting area. The Tre Mori floor plan has 4556 square feet of living area and it has five bedrooms and five and 1/2 bathrooms. This plan is designed with a slab/stem wall foundation.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
