House Plan Description
Stone gables complement the sculpted entry of the beautiful Capucina house plan. They are enhanced by elaborate glass panels and a detailed fanlight at the front of this stunning Italian Country manor. Cream-white stucco reinforced with bold masonry, pilasters and crowns express an ancient architecture in the Capucina plan. This carves an elegant profile in 21st-century new neighborhoods. The central turret window of the Capucina plan harbors an interior plant shelf framed by a triple skylight overlooking the foyer. An open arrangement of the central living space, gallery and formal dining room permits great views of the back property through a two-story bow window. French doors open the great room to the outdoors, while the morning nook's bay grants access to a lanai shared with the master suite's private sitting bay. The kitchen is open to the leisure room and breakfast nook making for an open concept floor plan. There is a large walk in pantry in the corner of the kitchen allowing for plenty of storage space. The cozy fireplace in the leisure room provides warmth to the kitchen and breakfast nook.
The master suite is on the main floor. It occupies the right wing of the Capucina plan. The master bedroom has a separate sitting area that overlooks the lanai through the bay window. It also includes a private access to the lanai. Two large walk in closets are perfect owner's closets. The luxurious master bath has an oval Whirlpool soaking tub and separate walk in shower. Plenty of counter space offer a make-up area and double sinks. Upstairs, a balcony hall, with views of the foyer and living room, connects the family bedroom and guest quarters with ample attic storage. Each upstairs bedroom suite of the Capucina plan has a private bath. The bonus room can easily be converted into a game room or home theater. The Capucina floor plan has 3988 square feet of living area, four bedrooms and four and 1/2 bathrooms. Finally, the plan is designed with a slab/stem wall foundation.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
