House Plan Description
The Chadbryne home plan is a lovely European style home. This home plan design features 3304 square feet of living area with four bedrooms and three and 1/2 bathrooms. Stacked stone and stucco capture the character of a rural Italian manor, influenced by the pastoral forms of Tuscany. Cast-stone elements offset the hand-glazed sunshine hues of the stucco facade. Fanlights, transoms, and shapely balustrades highlight two bold turrets, rustic and smooth, which harbor a bay window and a wraparound portico. Inside the Chadbryne, the glass-paneled entry announces an open foyer. The open foyer is defined by square columns and arches framing spectacular interior vistas that extend through the great room and out into the veranda. As you enter the home to the right of the foyer, an open formal dining room provides an ambience of elegance and comfort. Architectural details a coffered ceiling above the two-story great room, an art niche, cozy fireplace and built-in cabinetry contribute to the rusticated d̩ecor. State-of-the-art appliances in the kitchen and computer loft play counterpoint to rough-hewn ceiling beams and stone accents in the nook and study. Chadbryne's abundant natural light fills the breakfast nook which opens out to the veranda with its built-in grille.
Enjoy the comforts of the master suite secluded away from the secondary bedrooms. The features of the master suite include a tray ceiling with a Whirlpool tub, walk-in shower, dual vanities and a huge walk-in closet. The upper level of the Chadbryne features three additional bedrooms and a large bonus room. Two of the bedrooms share a share a full bath and one of the bedrooms opens out to a deck. The third bedroom with its own private bath can be used for guests. All three bedroom open out into the computer loft which features a built-in desk. The bonus room with its private bath is a great area for hanging out. This plan is available in a slab/stem wall foundation.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
