House Plan Description
The Kinsey home plan uniquely blends a triple arched entry with a stucco and banded detail to give it a southern traditional feel. The floor plan has 2907 sq. ft. of living area, three bedrooms, and two and 1/2 bathrooms. It is offered with a slab/stemwall foundation. Inside the home, the open floor plan allows the formal spaces to feel grand while allowing the outdoors in. Corner pocket sliding glass doors at the living room open completely and let the lanai become part of the home. Arches lead past the cabana powder bath to the kitchen, nook and leisure room.
Warm and intimate, Kinsey delights with perfectly thought out family living spaces, elegant and functional interior details, a Mediterranean facade and portico entry. Multiple connections with the outdoors provide great opportunities for lazy afternoons, cozy evening gatherings and festive large-scale entertaining. The interior of this home is filled with unique architectural details intended to provide easy living amidst elegant appointments. In the kitchen, an angled counter, center island and sophisticated appliances please the most discerning cook.
Tuscan details -like the medallion and trim on the hood above the corner stove- add a subtle and sophisticated Mediterranean spark to the room. Adjacent is a windowed eating nook and leisure room with open access to the lanai. A built-in entertainment center, dry bar and a server niche guarantee easy entertaining. In contrast with the kitchen's informal nature, the dining and formal living room offer an opulent setting for entertaining. A deep coffer embraces fine art and furniture in the dining room while built-in bookshelves add a special touch to the living room. Stepped ceilings soar over both rooms and disappearing glass doors open the living room to the lanai.
To ensure privacy, the master retreat is tucked away from the main living spaces and secondary bedrooms. Sliding glass doors to the lanai, a private garden, generous walk-in wardrobe and a luxurious bath pamper and rejuvenate. At the same time the secondary bedrooms provide a relaxing retreat complete with ample closet space, views to the outside and a bath that features a "Jack & Jill" vanity. Cozy, elegant, functional and timeless - Kinsey will always welcome you home.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
