House Plan Description
Simple finials and gothic arches reinforce the style and set off the symmetrical forms of the Maitena plan. It has a European country facade. A smooth stucco arcade plays counterpoint to highly textured, rustic stone gables. This expresses an ancient harmony that's precisely suite to today's vital neighborhoods. Transoms and side panels establish a stunning street presence, evocative of 18th-century England.
Past the foyer, stepped ceilings define the formal rooms. Retreating glass walls open the leisure room to the outside amenities and invite a sense of nature into the casual zone. A walk-in wet bar adjoins the kitchen and provides a servery to the formal dining room.
To the right of the plan, the master wing enjoys repose. Romantic elements reside throughout the Maitena home plan. This Italian villa melds high style and great views with a profound level of comfort. Massive arches, stepped ceilings and French doors embrace ancient Mediterranean lines. This creates a perfect forum for both entertaining and repose. A breezy lanai wraps the rear elevation, inviting fresh air to mingle. Arch-topped windows bring natural light into the forward formal spaces of the Maitena plan. Retreating walls of glass on the lanai side extend both public and private realms beyond the home's footprint.
Well-organized and equipped for sophisticated gatherings, the kitchen of the Maitena plan serves the formal dining room via a servery and gallery. There is a large walk in pantry for canned goods and dry goods. The center island provides ample counter space. The leisure room, nook, and kitchen all work together to offer the open concept feel that is so desirable today. The wet bar and cabana bath announce the casual living space out on the covered lanai. There is an outdoor kitchen that is the perfect place to entertain friends and family.
The owners' retreat of the Maitena plan provides a magnificent bedroom with a sitting bay, morning kitchen and private access to the wraparound lanai. A dressing area framed by a room-sized walk-in closets leads to a spacious bath with garden views. The walk in shower encompasses the entire end of the luxurious master bath.
Two guest suites with private baths are located on the left wing. The utility room is large enough for oversized washer and dryer, wash tub, and plenty of counter space for folding clothes. The gallery leads out to the three car garage. This spacious floor plan of the Maitena plan has 3954 square feet of living area. It has three bedrooms and four bathrooms. It has a slab/stem wall foundation.

What Plan Format Should I Order?
At Sater Design, we’re all about creating your dream home and making the process as easy as possible for you. Therefore, the plan format you select will depend on your situation. For your convenience, we sell our plans in 3 basic plan formats: printed on Vellum paper, in electronic PDF file format, and electronic AutoCAD files. AutoCAD is the name of the program that is used to create the plans. There is no “correct” or “better” plan format, it all depends on your individual needs. Each plan format has its benefits and some are more versatile than others.
Print Vellum: The most popular plan format our customers order is the Print-Vellum format. This plan format gives you a set of plans printed on Vellum paper that you can show your builder. Copies can be made as needed– see the Plan Licensing Information page for more details. The Vellum paper is erasable (using a special architect’s eraser) so added notes or minor changes can be made to the plans if needed. The Vellum plan format is the most expensive to ship.
PDF Electronic: The second most popular plan format is PDF, which is an electronic file format. We email you the plan as a set of electronic PDF files. This plan format provides the most expedient way to receive the plans. Your local blue print shop can make prints as needed. Again, see the Plan Licensing Information page for more details on making copies. The PDF plan format is an electronic file, but it is not editable so changes can be more difficult to make.
CAD Electronic: If you need to make changes or alterations to the plan, you will need to order the plan in electronic AutoCAD plan format. Anyone with the AutoCAD program and knowledge of how to use it — which most builders do –will be able to open the files and make changes to them. Your builder or local blue print shop can make prints from the AutoCAD files (see the Plan Licensing Information page for more details). There AutoCAD files come on a USB flash drive and is shipped with your plan licensing information packet.
